Propella.ai profiled target office tenants and the surrounding catchment area to help inform V-Leader’s building design, amenity and office leasing strategy.
600 Lonsdale is a 42-storey office development located in the emerging “West End” of Melbourne’s Central BusinessDistrict. V-Leader sought advice on the type of office tenants they should be targeting, as well as suitable ground floor retail uses for the development.
Propella.ai analysed a set of existing, nearby office buildings that contained the type of tenants (companies) as a proxy for the likely future office tenancy profile at 600 Lonsdale St.
The catchment area was defined and analysed to understand the supply and demand fundamentals of approximately 30 different retail categories.
Propella.ai’s customer and location insights helped V-Leader to design 600 Lonsdale to meet the demands of the new workplace.
A welcoming and open ground level design with operable storefront elements blur the boundaries between work, life, and leisure, with office and retail functions that interact and overlap.
This further eases the boundaries between inside and outside, public and private, and will help foster a sense of community and openness at street level. The dynamic mix of uses will extend the building’s activity from the work week into the weekend, firmly rooting 600 Lonsdale in the emerging life and energy of the neighbourhood.
